Hampton Lakes Primary School – Window & Louvre Water Ingress Remediation
Overview
Hampton Lakes Primary School had been experiencing persistent water ingress issues since the original windows were installed. Although Bennett Architectural was not involved in the initial construction, we were appointed to resolve widespread problems affecting both louvre blades and windowsills across the building.
In total, our team investigated and carried out rectification works on around 50 windows, restoring the façade to full weather-tight performance.

The Challenge
The school had been suffering from water ingress with issues traced back to poor installation of the original windows, louvres, and sills.
Key challenges included:
- Water ingress affecting teaching and learning environments
- Poorly fitted louvre blades causing leakage points
- Incorrectly installed or sealed windowsills
- Large volume of units requiring assessment
- Need to perform works safely in a live school environment
The priority was to diagnose the root cause and apply long-lasting corrective measures across all affected areas.
Our Approach
Bennett Architectural delivered a detailed, systematic programme to ensure every window was fully assessed and professionally rectified.
1. Full Inspection of All Affected Windows
Our team carried out detailed checks on approximately 50 windows, reviewing:
- Louvre blade installation
- Sill detailing and sealing
- Drainage pathways
- Signs of historical water ingress
- Interface issues between components
This allowed us to identify consistent installation defects across the building.
2. Targeted Remedial Works
We undertook corrective works on every affected unit, including:
- Refitting or re-sealing louvre blades
- Correcting sill alignments and seals
- Improving drainage and weathering performance
- Upgrading fixings and sealants where required
All work was coordinated to minimise disruption to staff and pupils.
3. Final Water Testing
On completion of all rectification works, the windows were individually water tested to confirm performance.
Outcome
The project was completed successfully with outstanding results:
- All water ingress issues were fully resolved
- None of the windows leaked during final water testing
- Building façade performance restored to required standards
- School staff reported complete elimination of long-term leakage issues
Hampton Lakes Primary School now benefits from a secure, weather-tight façade that performs as originally intended — providing a reliable, safe, and dry environment for pupils and staff.
