Baltic Triangle – Curtain Wall Water Ingress Investigation & Remediation

Overview

The Baltic Triangle residential development experienced persistent water ingress issues throughout its curtain walling system, spanning over eight floors of occupied apartments. Although Bennett Architectural were not involved in the original façade installation, we were appointed to investigate the failures and implement a comprehensive solution.

Our specialist team carried out all inspection and repair work while maintaining minimal disruption to tenants and building operations.

The Challenge

The building’s management team raised concerns about repeated water ingress affecting multiple levels of the curtain wall system. The key challenges included:

  • Accessing eight floors of façade safely and efficiently
  • Working around occupied flats and apartments
  • Identifying causes without original installation documentation
  • Ensuring repairs could be completed externally to avoid disturbing residents
  • Resolving issues across a large vertical span of curtain walling

The priority was to identify the root cause of the water ingress and complete all rectification works in a way that preserved tenant comfort and safety.

Our Approach

Bennett Architectural delivered a structured investigation and repair programme designed specifically for an occupied residential environment.

1. External Investigation

All inspections were carried out from the building exterior to avoid entering residents’ homes.
This included:

  • Detailed surveys of curtain wall joints
  • Inspection of drainage pathways
  • Checking gaskets, pressure plates, and seals
  • Reviewing interface details across all affected floors

2. Identifying Water Ingress Sources

Our investigation highlighted several areas where water ingress was occurring due to failures within the original curtain walling system.

3. Targeted Rectification Works

Once issues were identified, our team carried out precise repairs, including:

  • Re-sealing affected joints
  • Replacing defective gaskets
  • Improving drainage performance
  • Reinstating pressure plates and caps where needed

All works were conducted externally using specialist access methods, ensuring:
